How many villas are available for sale?
36 villas are available for sale. There are 62 villas in the complex.
Some villas have a basement; can you clarify which villas remaining for sale have a basement?
How many of the villas are completed and how many are left to be complete?
Shutters, kitchen, cupboard and wardrobe for the remaining 36 villas. We are fixing the shutters now. If a villa is sold, we complete the works within one month of purchase. By the end of 2008; kitchen, cupboards, and wardrobes will be completed.
Is there a builders bond i.e., is there any risk that the project will not be completed?
At this stage of the development (95% complete) a bond would not normally be appropriate. The Gym is now under construction and the tennis court will be finished by the end of this year. Ten families already live permanently at green village.
When purchasing, are we correct is saying that the land the villa is built on becomes our property? (i.e., not still owned by Turkish officials)
When your purchase is complete you own your villa like in most European Countries. You receive the TAPU (title deed) on completion of purchase..
We also understand that it is possible to arrange for air-conditioning in all of the rooms - can you confirm?
Two air conditioning units per villa are included in the purchase price. 24.000 BTU for ground floor and 12.000 BTU for master bedroom. We can supply a fit an extra cost further air-conditioning units if required.
We believe it is possible to include electrical appliances in the cost - can you confirm?
Included in the purchase price there is an electric hob and extractor hood. We can provide integrated dishwasher, fridge freezer and oven at extra cost. (Approximately €2.100).
Can you confirm the cost of the villas includes the additional air-conditioning and electrical appliances?
Included in the purchase price are two air-conditioning units. We can provide air-conditioning unit for other rooms at extra cost. (9.000 BTU is approximately €630). See question 6.
We understand that there is a tax payable in addition to the cost of the villa, can you confirm the amount?
Land tax is approximately €110 per year (payable May).
Legal fees - can you give an estimate of what legal fees are incurred with the purchase?
1,50% of purchase price payable when you collect TAPU.
What is the situation with regard to TV connections in the villas, are they wired for satellite?
There is central satellite system in Green Village. We provide FREE access to approximately 70 channels via a private digital channel. You will need to purchase a receiver to connect to your TV.
If you wish to access more channels you can subscribe to a provider such as Digiturk. You can view the ‘economy’ channel here. The minimum charge is 20 YTL - approximately €11 per month.
What is the situation with regard to Internet and phone connections in the villa, are they wired for same?
Each villas has got phone sockets at ground floor and master bedroom level. You just apply to Turkish Telecom. They open your line.
If you want the Internet connection, you can connect on same line with extra money - 512 Kb (unlimited) is 35 YTL per month. (nearly €19).
Wireless Internet connection is provided to your villa. It’s included in the maintenance charge.
Can you give us an indication of what the local charges are for electricity and water usage?
We are fortunate to have an Artesian Well on site, so you don’t pay any money for water. Next year we join the main water system, after which there will be a charge.
Each villa have a separate meter for electricity which is read monthly. After calculating we collect the money from every villa to pay the utility provider. Site lights, e.g., the lights on gardens and pools are included in the maintenance charge.
We understand there is a maintenance charge monthly for pool care and lawn cutting. What is the amount payable?
The maintenance charge covers the cost of providing security, gardener, adviser, lighting, pool care, and electricity for pumps. With effect from 1st April 2009 the monthly maintenance charge is 150 TRY (Approx. £61 / €69 as at 8th June 2009)
Can you confirm what if any building projects are up schedule for the surrounding area to Green Village?
We don’t know of any.
In order to make a trip based on purchasing one of these villas, how much time is necessary, we would be proposing that a long week-end would suffice depending on flight availabilities.
The long weekend would need to include a Monday or Friday. We need your passport translation and you’ll take a tax number.
What is the situation with regard to mortgaging in Turkey?
A mortgage with a Turkish provider can be arranged for Green Village. If you prefer we also have a mortgage specialist in London.
I understand villa insurance is compulsory, can you give us an indication of the cost of insurance?
Approximately €170 annually.
In the event that we purchase one of these villas, is there a facility to arrange for renting?
We can provide cleaning of the villa, transportation to and from the airport (Izmir and Bodrum) at additional cost. Already some owner rent out their villas at Green Village.
